Residents in the vicinity of Wellington House on the Upper Richmond Road have expressed dismay at a plan to increase the height of the building.
The new floors would be residential and contain nine new flats increasing the height of the four storey building to six. There would be a dedicated street-level entrance for residents at 154-160 Upper Richmond Road.
The area immediately surrounding the building is predominately commercial, however across the road to the south are the recently constructed apartment developments of 111 & 113 Upper Richmond Road. The building backs onto residential properties on Disraeli Road on the other side of the train tracks.
The existing building is a part 4/ part 5-storey late 1970s brick-built building, with the top floor being set back from street level and providing residential accommodation. Originally used as an office with director’s suites to the roof level, the main floors of the building have been leased to gyms for more than 25 years.

Discussions with the council about a possible extension began over five years ago. The latest plan was revised after pre-application discussions with the council and an online presentation was made to the Putney Society. The Society asked John Assael of Assael Architecture to review the scheme. It expressed concerns about the escalation in height along Upper Richmond Road and a possible ‘canyoning effect’. The Society supported residents’ concerns over the way in which the development would deprive daylight from Disraeli Road rear gardens.
