A sixties office block on the Upper Richmond Road near East Putney tube station is to be auctioned off next month with a guide price of £7 million. Carlton House, which is currently vacant, will be sold along with the car park on Carlton Drive and is expected to attract keen interest from developmers

The site is located within Putney Town Centre South and is designated within the Site Specific Allocation Document (2012) as a site suitable for a high density mixed use development, including residential. The property is vacant with the majority of the building vacated on 19th July 2013 and the sixth floor vacated on 19th December 2013.

The existing site comprises 0.21 hectares (0.525 acres) and is occupied by a vacant seven storey L shaped building comprising 3,774.07 sq m (40,625 sq ft). The rear of the site comprises an open car park accessed from Carlton Drive. The surrounding area comprises a mix of uses with an increasing number of office buildings on Upper Richmond Road becoming residential led developments. Carlton Drive to the south is predominantly residential in character containing a mix of purpose built developments and Victorian Terraces.

The auction will take place at The Dorchester Hotel on 24th March and will be handled by Allsop’s. The auctioneer expects ‘strong interest and competitive bidding’ on the day with overseas interest likely. The site is being sold as offering potential for a mixed use development.
