Prices achieved so far this year suggests market at record levels

According to the latest figures from the Land Registry the average price of a home sold in the SW15 post code area so far this year was £593,805. This is above the highest quarterly average price seen in the area during the third quarter of 2011.

There have been 73 properties reported as sold to date in 2013, nine of which went for over £1,000,000. The most expensive of these was on St. Simon's Avenue changing hands for £3,610,000.

putney property pricesAccording to the Land Registry, London property prices continue to lead the rest of the country rising by 6.3% in February compared with the same month in 2011. The average price of a home in the capital is now £370,819. This is down slightly on the previous month. For England and Wales as a whole over the same period average prices rose by just 1.0% to reach £162,606.

Local agent Allan Fuller told PutneySW15.com:
Demand for all types of houses and flats locally is incredibly strong, we have recently launched several properties with an Open House viewing arrangement on the first day of marketing and were overwhelmed with a deluge of enquiries and several immediately agreed sales.

A rise in prices of 6.3% in London in February is nothing short of amazing given the overall economic doom in the media, and is fascinating compared to the rest of England and Wales, and proves yet again that the London economy is completely different to most of the country.

Our own experience is that locally we are seeing between 5% and 10% increase in prices since the beginning of January, sounds imposable, well believe me it’s true!

Given the economy why can this be happening? There are various factors, certainly mortgages are becoming more readily available, employment levels in Central London are improving, and I believe there is a considerable faith in owning property, in fact many people say to me that they feel safer having their money in property than in the bank! Desirable locations such as ours have a finite amount of property, with demand rising the laws of supply and demand mean that values will rise and that is just what we are experiencing.

The outlook at the moment is that demand will remain very strong as the Spring market develops, Putney is certainly proving itself to be in the vanguard of a resurgent property market and I am sure that the next statistics will show a continuance of this trend."

The most up-to-date figures available show that during December 2012, the number of completed house sales in England and Wales decreased by 15 per cent to 53,860 compared with 63,600 in December 2011. The number of properties sold in England and Wales for over £1 million in December 2012 increased by 19 per cent to 598 from 501 in December 2011.

The numbers below are subject to revision as is it usual that some properties are added late to the Land Registry's database. The latest reported sales are given in the table below.
