High price average of earlier in the year not maintained

The latest sales for the Putney area are disappointing for those hoping for rising prices with the average in February well down on the previous month.
During the month 61 properties changed hands in the SW15 post code area at an average price of £494,343. This is well down on the January average which was over £600,000 although it must be said that monthly averages can be volatile.
There were four properties sold for over £1 million during the month compared to twelve in January. This alone would account for much of the fall in the average. The top priced property of the month was in Luttrell Avenue selling for £1,800,000.
The February data from Land Registry's House Price Index shows an annual price decrease of 0.6% which takes the average property value in England and Wales to £161,588.
The region in England and Wales which experienced the highest increase in its average property value over the last 12 months is London with a movement of 4.2% to £354,300.
The most up-to-date figures available show that, during December 2011, the number of completed house sales in England and Wales increased by 8 per cent to 61,470 compared to 56,875 in December 2010. The number of properties sold in England and Wales for over £1 million in December 2011 decreased by 13 per cent to 488 from 559 in December 2010.
The numbers below are subject to revision as is it usual that some properties are added late to the Land Registry's database. The latest reported sales are given in the table below.
