Buying splurge at top end of market in SW15

The latest sales data released by the Land Registry shows that there has been a sharp increase in the number of larger homes changing hands in Putney over recent months.
Since the end of February the average price of a property sold in the SW15 post code area was £665,767 well above previous levels.
Although relatively few properties have been sold so far in April the average is getting up towards £1 million with three properties going for over £2 million and another two for over £1.5 million.
This mirrors the trend seen in other parts of South West London such as Fulham. Some estate agents have speculated that buying from China may be a significant factor.
If this trend continues prices in the second quarter will average well above the levels seen during the first three months of the year which was just over £500,000.
House prices in London are now the only in the country that have risen compared with the same period last year. The Land Registry's House Price Index shows that the average price in the capital was £336,828 in March 2011 up by 0.8% compared to the same month last year. For England and Wales the average price is now £160,996 down by 2.3% from March 2010. Prices in the north east have fallen by 9.3% and in Wales they are down by 7.2%.
