Plans for a new-build luxury home, featuring a basement gym and TV room, on the site of a block of flats built in Putney in the 1960s have been submitted to Wandsworth Council.

Permission to demolish the block of three flats in St Margaret’s Crescent has already been granted, and they were knocked down nearly a year ago. The site, which is adjacent to the West Putney conservation area, is now clear.

Richmond-based architects shape+ have applied for planning permission to build a two-storey five-bedroom house on behalf of Mr and Mrs G McHugh.

Eleven neighbours in St Margaret’s Crescent and Luttrell Avenue have been consulted by Wandsworth Council about the scheme, which will take a year to build if it gets the go-ahead from council planners.

In a report to the council to support the application, shape+ says: "The scheme looks to provide a modern living arrangement including accommodation in the roof space and utilises the opportunity to create a basement, making best use of the site.

"It has been carefully considered to ensure that it will positively contribute to the streetscape whilst respecting the character of the area and amenity of the neighbouring properties."

The new basement level will be around half the size of the ground floor footprint of the house and will feature a lightwell to the gym area for natural light.

The upper floors will contain a master suite, family bathroom and four bedrooms (three with ensuites), with two of the bedrooms on the second floor.

While the block of flats had three garages and three forecourt parking spaces, the new house will have driveway parking for one car and cycle storage for two bikes.

The architect's report concludes: "The proposal will provide a high quality, sustainable property which has been carefully designed and assessed against national, regional and local planning policies and guidance. It will positively address street scenes and will not harm the private amenity of the neighbouring properties.

"The scheme will provide a well articulated building that relates in form and materials within the area whilst creating a modern, family home."
